A service is a list of tasks, not a sticker on the casing.
“Serviced” is a word that covers everything from a full strip and combustion test to five minutes and a magnet on the front. So here is what we do, item by item, on gas, on oil and on air conditioning. Print it, and hold whoever services yours to it.
Gas & LPG boiler service
An annual service is the difference between a boiler that quietly drifts out of tune and one that keeps burning what it should. It is also what most manufacturer warranties depend on.
Casing off and a proper look inside — not a visual check through the front panel
Combustion analysed with a flue gas analyser, and the readings recorded
Burner, heat exchanger and condensate trap cleaned as needed
Gas rate and operating pressures checked against the manufacturer’s figures
Seals, electrodes and safety devices inspected; flue integrity confirmed
System pressure, expansion vessel charge and controls checked
A service record written up, with anything found flagged before it becomes a breakdown

Oil boiler service
Oil boilers are less forgiving than gas about being left alone. Nozzles wear, filters silt up and electrodes drift, and a boiler running rich burns money long before it breaks down.
Nozzle replaced, not just cleaned — it is a consumable
Electrodes checked and reset to the correct gap
Fuel filters changed and the supply line and fire valve inspected
Combustion chamber, baffles and flueways cleaned down
Combustion tested and the burner set up to the readings, not by ear
Tank, bund and vent checked for the faults that leak oil quietly
Service record issued, with tank or line problems reported in writing

Air conditioning service
Air conditioning is the system nobody thinks about until the week it stops. Servicing it is mostly about airflow and water — the two things that quietly halve its performance.
Filters cleaned or replaced and indoor coil condition checked
Condensate tray, pump and drain cleared — the most common cause of a leak indoors
Outdoor coil cleaned and clearance around the unit checked
Refrigerant circuit checked for performance and signs of loss
Electrical connections, isolation and controls inspected
Operating temperatures measured across the unit in both modes
Findings recorded, so a gradual loss of performance is visible year on year

Timing
When to book which one.
Heating: late summer to early autumn
Get gas and oil boilers looked at before the first cold week, while engineers are still reachable at short notice. A fault found in September is an appointment; the same fault in January is an emergency.
Air conditioning: spring
Service cooling before the first hot spell rather than during it — a blocked condensate drain is a lot cheaper to clear than the ceiling underneath it.
Let properties: on a plan
Safety checks and services together, on a schedule we keep for you. It is the cheapest maintenance there is, because the faults it finds are the small ones.
